On Tuesday 09/13/2016 the fabulous Christina Hood and I toured five homes in Menlo Park that just came on the market.

The homes ranged in price between $5,495,000 for a recently completed builder home to a very nice home in the Fair Oaks neighborhood for $1,298,000. 


Below is the list of the homes we previewed:

We started our tour with the home located at 9 Heritage Place.  While adjacent to the highway, virtually no road noise entered this home when the windows and doors on the east side of the home were closed.  This is accomplished with a whole house fan that runs silently in the background and commercial grade triple pane windows and doors.  This home is also beautifully detailed with sustainable materials including bamboo floors.  Add to this an extraordinarily low maintenance fee for landscaping, less than $200.00 per month; it is sure to go fast.  Other features that are will excite future owners include exceptional natural lighting, high ceilings and a compact, yet highly functional layout.  


For buyers looking for the convenience of owning in very popular the Willows neighborhood of Menlo Park, we saw two homes.  One is currently offer at $1,598,000 and is just over 1,000 square feet and represented the most expensive home in this preview tour as based on the square foot price.  This home suggests while we believe the market is shifting from a seller centric market to the buyers side there are still those holding out for larger returns.  We will have to see if this strategy is successful.


We also previewed two larger homes, both very competitively priced at or near the average per square foot price for Menlo Park this week.  The brand new home referenced above is warm and bright and is very nicely detailed, providing quality that one would expect in Atherton at the more affordable prices of Menlo Park.  The other is an older home built in 1965, but completely redone in 2014.  This second house while slightly more expensive has an exquisite open plan family/dining/kitchen area with a grand cathedral ceiling.  The other thing this home boasts is a magnificent Redwood tree to the south that shades what would be the hottest exposure, while providing uncommon privacy.

The conclusion from this week’s broker tour of the Atherton, Menlo Park, Woodside and Portola Valley is that while the market is shifting in favor of buyers, many owners are not in a hurry to sell.  There is a tremendous range in prices and quality.  Yet, as alway, there are deals to be found.
